Façade engineering at ecec covers thermal performance, solar shading, structural glazing, cladding systems, rainscreen assemblies, and curtain wall design. Every façade is resolved against three simultaneous constraints: aesthetic intent, technical performance, and buildability. These cannot be sequenced; they must be resolved together, which is why ecec’s façade team works in close coordination with structural and MEP disciplines from design concept. A façade that performs thermally reduces the mechanical load and the cost of the systems behind it. A façade that is structurally resolved reduces the coordination risk on site and the variations that follow from it.

Value Engineering at ecec is not a budget-cutting exercise undertaken after a project has been over-designed. It is a structured, stage-specific analysis of every design decision against the project’s value objectives. Formal Value Engineering workshops are conducted during both concept and detailed design stages to identify unnecessary cost, cost that serves neither the project’s functional requirements nor the client’s quality expectations and replace it with solutions that achieve the same outcome more efficiently. Every recommendation is documented and tracked through ecec’s Change Request Form (CRF) system: every alternative assessed, every decision recorded, and every saving attributed to a specific design change.

Architect of Record services at ecec extend beyond statutory submissions and permitting requirements. AOR is integrated into the design process from the earliest project stages, ensuring that regulatory considerations inform design decisions rather than constrain them later. Leveraging long-standing working relationships with Municipality and Civil Defence authorities in Riyadh, ecec manages approval coordination proactively, reducing approval risks and minimizing project delays. Every submission, authority response, and follow-up action is documented through a dedicated AOR tracking register, while approval milestones are integrated into the project from day one.

ecec’s gym and spa design capability covers the spatial planning of wet and dry wellness areas, equipment layout, acoustic treatment, and the humidity, temperature, and lighting conditions that a wellness space depends on to function correctly. Every wellness environment is designed in coordination with MEP from the earliest stage, because a spa that looks complete on a drawing and fails on humidity control has not been designed at all; it has been decorated.
