Architecture
Designed Around People. Built
for Place.
A building is not the most important thing we design. The most important thing is what the people inside it
become capable of doing and that is determined before the first wall goes up.
Master Planning
the frameworks within which entire communities are built and within which everything else on this page operates.
the frameworks within which entire communities are built and within which everything else on this page operates.
ecec’s master planning capability covers urban structure plans, land use frameworks,
mobility and connectivity strategies, phasing plans, and density studies. Every master plan begins with a
human question: what kind of community does this land need to become? That question determines every
subsequent decision; street width, plot ratio, open space distribution, and the invisible logic that makes a
neighborhood feel intentional rather than assembled.

Landscape Design
Environments where nature and architecture negotiate with equal authority.
Environments where nature and architecture negotiate with equal authority.
Landscape design at ecec is not the last discipline to arrive on a project; it is one of the first. Integrating soft and hard landscape, water features, pedestrian connectivity, and outdoor comfort conditions from the earliest design stages produces environments that people choose to inhabit, not merely pass through. ecec’s landscape team works across all scales: podium gardens, public realm, resort landscaping, and urban parks.

Interior Design
Spaces designed for the people who inhabit them not for the people who photograph them.
Spaces designed for the people who inhabit them not for the people who photograph them.
ecec’s interior design discipline covers the full range: residential, hospitality, healthcare, commercial, and civic interiors. Every interior commission begins with a user behavior study who uses this space, at what time, for what purpose, and how does the physical environment support or obstruct that purpose? material specifications, and lighting integration are produced in coordination with the architecture and MEP teams in the same BIM model, not in a separate document.

Traffic Analysis / TIS
Movement engineered as carefully as structure because a building no one can reach has already ailed.
Movement engineered as carefully as structure because a building no one can reach has already ailed.
Traffic Impact Studies (TIS) and transport planning at ecec cover vehicle access,
pedestrian flow, parking demand, drop-off and service vehicle routing, and integration with public transport tnetworks. ecec’s TIS capability is fully integrated with the master planning and architecture disciplines, traffic analysis informs design decisions from the concept stage rather than being produced as a compliance document after the layout is fixed.

Façade Engineering
The first impression of every building engineered to perform for decades, not just to photograph well at completion.
The first impression of every building engineered to perform for decades, not just to photograph well at completion.
Façade engineering at ecec covers thermal performance, solar shading, structural glazing, cladding systems, rainscreen assemblies, and curtain wall design. Every façade is designed with three simultaneous constraints: aesthetic intent, technical performance, and buildability. ecec’s façade team works in close coordination with the structural and MEP disciplines because a facade that performs thermally reduces the mechanical load, and a facade that is structurally resolved reduces the coordination isk on site.

3D Rendering & Visualization
Design made visible before it is built so decisions are made with confidence, not guesswork.
Design made visible before it is built so decisions are made with confidence, not guesswork.
ecec’s in-house visualization team produces architectural renders, interior visualizations, aerial perspectives, animated walkthroughs, and construction sequence animations. All visualization is produced from the live BIM model not from independent modelling which means that what is rendered is always accurate to the current design state, and that render quality improves automatically as the design develops. Visualization is available from concept stage through to tender package.

ecec’s GIS capability covers site analysis, land use mapping, topographic and geological overlays, infrastructure network mapping, environmental sensitivity analysis, and spatial data integration. GIS analysis is applied at the earliest stage of every master planning and large-scale site project informing decisions before any design work begin

Structure
Engineered to Stand.
Calculated to Last.
The structural engineer’s best work is invisible. The building that never moves, never cracks, and never
fails is the one nobody notices and that invisibility is the highest standard in the discipline.
Building Structures

Seismic design at ecec applies Saudi Building Code (SBC 301) seismic provisions and ASCE 7 equivalent standards to all structural commissions where seismic risk classification requires it. This includes seismic hazard assessment, site classification, response spectrum development, and detailing requirements for ductile structural systems.

Cost Management
Financial Certainty. From First
Sketch to Final Account.
The moment a design decision is made, it has a cost consequence. The difference between a project that finishes on budget and one that does not is almost never about the final account; it is about the decisions made at early stage that nobody costed.
Value Engineering / Optimization
The most commercially valuable conversation in the design process and the one most firms leave until it is too late to act on.
The most commercially valuable conversation in the design process and the one most firms leave until it is too late to act on.
Value Engineering (VE) at ecec is not a budget-cutting exercise conducted when a project has already been over-designed. It is a structured, stage-specific analysis of every design decision against the project’s value objectives delivered through formal VE workshops at concept stage and detailed design stage. The objective is to identify unnecessary cost (cost that serves neither the project’s functional equirements nor the client’s quality standards) and replace it with a design decision that achieves the same outcome for less. ecec’s VE methodology is documented and tracked through a Change Request
Form (CRF) system every alternative assessed, every decision recorded, every saving attributed to a specific design change.

A live cost plan at every design milestone, so budget decisions are made with data, not estimates, and surprises are eliminated before they happen.
Cost management at ecec covers the full project lifecycle: initial feasibility cost estimates, concept design cost plans (area-rate based), schematic and detailed design cost plans (quantity-based from BIM models), tender reconciliation, contract award reports, construction period cost monitoring, and final account preparation. Cost plans are produced as deliverables at every design stage and form part of the client’s design stage approval package so the financial position of the project is known and confirmed at every milestone.

Every material, every element, every quantity measured precisely from the drawings that will be built, not estimated from the drawings that were issued previously.
Quantity Surveying at ecec covers Bill of Quantities (BOQ) preparation for all disciplines architectural, structural, MEP, landscape, external works), measurement from BIM models and CAD drawings, assessment of the financial impact of design changes, and preparation of procurement documents. ecec’s QS team uses the BIM model as the primary quantity take-off source which means that as the design is updated, the quantities and costs update with it, eliminating the discrepancy between design intent and tender pricing that typically produces the most contentious final account disputes.

Technical specifications at ecec are produced in coordination with the design team for all disciplines, architecture, structure, MEP, landscape, external works, and specialty systems. Specifications reference applicable Saudi standards (Saudi Building Code, SASO standards) and where relevant, international standards (ASHRAE, IEC, BS, ASTM). Every specification is reviewed by the relevant discipline lead before issue, ecec does not produce cut-and-paste specifications that reference systems the project does not contain.

Certification Authority (Architect of Records “AOR” & Engineer of Records “EOR”)
the Discipline Behind Every
Deliverable.
Every ecec design is produced by a team authorized to sign it off and to stand behind it. AOR and EOR are not compliance additions to the design process. They are the professional authority that makes every deliverable above legally valid and construction-ready.

Construction Supervision
Supervision Is Not Watching. It Is Daily Accountability Built Into a System.
Construction supervision is not about finding what went wrong. It is about knowing what should be
happening before it happens, and having a system that surfaces the gap before it becomes a defect, a delay, or a dispute.
All ecec construction supervision engagements are governed by the ECEC Blue Book, our proprietary
daily, weekly, and monthly supervision intelligence system, refined across 45 years of Saudi construction
projects. It is not a reporting template. It is an accountability system.
