The Challenge

The Challenge: The most difficult design challenge is not the one that announces itself with technical complexity. It is the one that arrives already formed and conceived elsewhere, shaped by a different context and must be made to work precisely, in KSA. With the project being developed by international lead design consultant, the key challenge was to align multiple project drivers-regulatory requirements, client directives, and the original design intent. The objective was to ensure the final solution remained practical for construction execution, efficient for contractors, and cost-effective without compromising the overall vision. Eight boutique office villas. One unified village. A commercial standard Riyadh has not encountered before.

The Approach

A discipline-integrated engineering strategy built around one principle: the precision of the engineering must never become visible in the experience of the place.

The Strategic Decision

The defining decision ecec made was to treat the eight office buildings not as eight independent engineering commissions but as a single integrated system, sharing a unified structural logic, a coordinated MEP distribution strategy, and a masterplan-wide services circulation model. This was not an efficiency measure. It was the only approach capable of delivering the experiential coherence the brief demanded.

The
Method

ecec established a fully federated BIM coordination model integrating architectural, structural, mechanical, electrical, plumbing, and façade engineering across all eight buildings simultaneously. The model enabled the team to resolve the critical interface between dual-core and central-core lift configurations each requiring its own distinct structural and MEP response without disrupting the unified architectural language across the masterplan. Regulatory submissions, AOR coordination, and engineering sign-off were managed under a single accountability structure, eliminating the communication gaps that routinely fragment multi-building commissions of this complexity.

The Construction & Execution Stage

The point at which everything we designed must be built and the point at which the quality of our design is tested against the reality of Saudi construction. Construction and Execution is not a passive observation phase. It is an active technical engagement: resolving site conditions, managing contractor performance, verifying that what is built conforms to what was designed, and maintaining the quality standard that the client was promised. The Final Built Reality 

The Final Built Reality is where the standard of the engineering is ultimately judged not in the model, not in the drawings, but in the experience of the people who inhabit it every day.

The Sketch Stage

The sketch stage at ecec is where these questions are converted into spatial logic. The 3.5-meter height differential across the site from the high point along King Khaled Road to the low point at Abdallah Al Anbari Street was identified early as both a constraint and an opportunity. Rather than engineering it away, it was absorbed into the masterplan strategy: vehicles descend directly into the basement from the lower frontage, reducing excavation depth and resolving the service entry without disrupting the pedestrian ground plane. The site reads level to the occupant. The engineering carries the difference beneath them.

The Design & Render Stage 

The concept is confirmed. The masterplan geometry is fixed. Now the engineering has to close the gap between what was decided in principle and what can actually be built at this standard, on this site, to this specification. For Al Abnaa Office Park, that gap was significant. Eight buildings. Two structural core typologies. A facade system required to comply with the Riyadh Priority Development Corridors Guidelines while expressing the geometric precision and material refinement of the Diriyah Moderne design language.
